I’m thinking of letting my flat out, what, in your opinion, is the best way to make a property appealing to renters.

Hi Jude. It depends on the rental market that you are aiming at. However, like selling a property, you need to ensure potential tenants can envisage their lives inside your property, so make it as bland clean and comfy as possible.

It is generally accepted that tenants require a quality shower, preferably a power shower. If you are letting your flat furnished (which means you can claim wear and tear on your tax return), then ensure your sofa has up-to-date fire retardant, and that the furnishings are not worn and tatty. Get your curtains dry cleaned, your carpets cleaned and ensure the windows are spotless for all viewings.

It is also worth considering a ‘deep clean’ of your whole flat so that tenants are expected to leave it in the same condition in which they found it.
